CHARLES DUNN COMPANY'S SAN FRANCISCO OFFICE COMPLETES SUCCESSFUL THIRD QUARTER TRANSACTIONS Firm Closes Third Quarter with Three Major Deals
SAN FRANCISCO –December 5, 2005– Charles Dunn Company, a full-service commercial real estate firm, has negotiated one major lease and two sales transactions totaling 30,330 SF valued at $4.6 million during the third quarter.
The first transaction is a $1.2 million class “A” office building lease located at 55 Second St. in San Francisco. G. Cody Winchester, senior sales and leasing advisor, Samuel A. Liss, sales associate, and Jay D. Shaffer, senior leasing and sales associate of Charles Dunn Company’s San Francisco office, represented the tenant, Stub Hub Inc. The tenant sub-leased the entire third floor, which consists of 18,530 SF.
The second transaction is a 6,800 SF/$2.3 million retail sale located at 1723-1725 Polk St. in San Francisco. The buyer, the Sandringham Trust, was represented by Liss. Paragon represented the seller, Barbara Janeff – an individual investor.
The third transaction is a 5,000 SF/$1.1million retail sale located at 3210 Nimtz Parkway in South Bend, Indiana. The seller, Sherwin-Williams, a paint distribution store, was represented by Thomas Mohler of Upland Real Estate. The buyer, Shaffer Living Trust was represented by Bradley L. Colton, executive vice president/regional manager and Shaffer of Charles Dunn’s San Francisco office, as well as William Harrison, senior managing director of Charles Dunn’s Los Angeles office.
“Buyers as well as tenants feel the San Francisco market will continue to increase in value, although, vacancy rates remain constant at around 15-percent and interest rates are rising,” said Colton. “That said, San Francisco is a unique market in that there is very little expansion room to construct new buildings, which creates a strong demand for real estate in this city.”

LOS ANGELES, Calif. – December 15, 2005 – Bill Wenger, CPM and regional vice president of Charles Dunn Company’s Real Estate Management Services, Los Angeles Region, was awarded the prestigious 2005 President’s Award by the Institute of Real Estate Management (IREM, Los Angeles). In 2006, he will serve as the IREM vice president for administration. Wenger received this award in recognition of his 15 years of service to the Los Angeles Chapter, with emphasis on his support to IREM, which he managed to continue even during his one-year voluntary military tour of duty in OPERATION IRAQI FREEDOM.
In addition, he was awarded the Character & Ethics Award by the Character & Ethics Project, a nonprofit organization dedicated to promoting and building character and ethical behavior in the communities of Glendale, Calif. and the Foothills. This award was based on Wenger’s outstanding citizenship and exemplary ethics in business, community and national contributions both in real estate as well as the military. As a recipient, he received recognition from the mayor of Glendale, the Board of Education, supervisors of the County of Los Angeles, the State Assembly and Senate as well as the US Congress.
In 2000, Wenger retired from the military after serving 32 years, with the active army, reserves and National Guard. Despite being retired, this past June, he returned for a voluntary one-year tour of duty as an army Colonel at the Multinational Force Headquarters in Baghdad, Iraq while continuing his service to IREM. During this combat tour, he served as the Chief of Policy for the Multi-National Force - Iraq, providing the operational connectivity between the U.S. Embassy, Baghdad and the Coalition Forces. After serving six-months in this capacity in Baghdad, Wenger volunteered for field duty and was assigned to the Civilian Police Assistance Training Team as Chief of Border Enforcement for Iraq. This assignment entailed securing the country’s 2,280 miles of borders and 14 major ports of entry in addition to readying 20,000 Iraqi border police for duty.
Also, while in Iraq, Wenger negotiated with contractors who are in the process of building approximately 440 forts, totaling more than 2.2 million SF along the country’s borders. An Iraqi general honored Wenger for his service to Iraq by naming a border fort after him. Fort Wenger is located 320 miles west of Baghdad where the Jordanian, Iraqi and Syrian borders meet. Wenger participated in frequent operations against insurgent forces near Ft. Wenger and all along the Syrian, Jordanian and Saudi Arabian borders. For his service in Iraq, Wenger was presented with a number of awards including a Bronze Star and the new Combat Action Badge.
Wenger received a master’s degree in theatre arts from California State University, Long Beach, a master’s degree in business administration from Pepperdine University and a third master’s degree in defense management from American Military University. He also holds a bachelor’s degree in history and anthropology from the University of California at Santa Barbara.
Wenger, a Certified Property Manager and Registered Property Administrator, is a long-standing member and previous chairman of Security and Emergency Preparedness Committee of the Building Owners and Managers Association International of Greater Los Angeles (BOMA); Building Owners and Managers Institute International (BOMI); a Vice President for the Institute of Real Estate Management of Los Angeles (IREM); and a member of the IREM national Public Policy and Legislation Committee.

ST. JOSEPH, Mo./WEST LOS ANGELES, Calif.—December 19, 2005—Charles Dunn Company, a full-service commercial real estate firm, has sold a 14,573 SF retail building for approximately $5.6 million. The property, which is 100 percent leased to Walgreens, is located at 2620 S. Belt Highway in St. Joseph, Mo.
Michel Hibbert, managing director in Charles Dunn’s West Los Angeles office represented the buyer, St. Joseph Property, LLC. The seller, Cole WG St. Joseph Mo., LLC, was represented in-house by Sean Leahy.
“This building was an excellent investment for the buyer due to Walgreen’s long- term lease, which still has 23 years remaining,” said Hibbert.

WEST HOLLYWOOD, Calif.—November 1, 2005— Charles Dunn Company, a full-service commercial real estate firm, has sold a 2,400 SF office building for $1.9 million. Built in 1927, this two-story building is located at 9012 Beverly Blvd. in West Hollywood, Calif. The building is currently home to Intralink Film Graphic Design.

CHARLES DUNN COMPANY COMPLETES MULTIFAMILY SALE FOR APPROXIMATELY $4.8 MILLION
LOS ANGELES—November 4, 2005—Charles Dunn Company, a full-service commercial real estate firm, has sold a multifamily property, which consists of two 14-unit buildings, for approximately $4.8 million. Situated on almost a half an acre of land, the buildings are located at 508 and 512 S. Oxford Ave. in Los Angeles.

LOS ANGELES—November 30, 2005—Charles Dunn Company, a full-service commercial real estate firm, has sold a 39,221SF parcel of land located at 3033-37 Wilshire Blvd. in Los Angeles for $7.1 million.

CHARLES DUNN COMPANY AWARDED PROPERTY MANAGEMENT CONTRACT FOR MAJOR LOS ANGELES BUILDING
LOS ANGELES—November 30, 2005—Charles Dunn, a full-service commercial real estate and management firm, has assumed management of a six-story 37,238 SF office building located at 835 Wilshire Blvd. in Los Angeles.
Built in 1960 and renovated in 1993, the property, owned by Hinomaru International Corporation,
is 100 percent leased with Kinko’s as its major tenant.

CHARLES DUNN COMPANY AWARDED PROPERTY MANAGEMENT CONTRACT FOR DEPARTMENT OF CHILDREN & FAMILY SERVICES
GLENDORA, Calif. /NORTH HOLLYWOOD, Calif.—October 6, 2005—Charles Dunn Company, a full-service commercial real estate and management firm, has assumed management of a 109,018 SF building, which is home to the Department of Children & Family Services. The one-story building is located at 725 S. Grand Ave. in Glendora, Calif.
The owner, Grand Glendora Services LLC, awarded the management contract for the completely remodeled Class "A” building to Charles Dunn Company’s North Hollywood office.
Helen Harris, senior portfolio manager in Charles Dunn’s North Hollywood office, will oversee operations and management of the property.

Charles Dunn Company Negotiates the Sale of Two Multi-Family Properties on Gannon Lane for a Combined Total of 251,191 SF
DALLAS/LOS ANGELES—October 10, 2005—Charles Dunn Company, a full-service commercial real estate firm, has negotiated the sale of a 204-unit multi-family building for approximately $4.2 million and the 228-unit Renaissance Creek Apartments for more than $4.8 million. The 108,367 SF, multi-family property is located at 3829 Gannon Lane, and the 142,824 SF Renaissance Creek Apartments are located at 3839 Gannon Lane in Dallas.
The buyer of 3829 Gannon Lane, Waterford Apartments, LLC, was represented by Michel Hibbert, managing director in Charles Dunn’s West Los Angeles office. The seller, F-Crest Holdings, LP, was represented by Jay Gunn of Hendricks and Partners.

sales lease transaction for $6.9 million on behalf

at 2211 Michigan Ave. in Santa Monica, Calif.

SAN FRANCISCO—August 17, 2005—Charles
Dunn Company, a full-service commercial real estate
firm, has negotiated the purchase of a mixed-use (retail/apartment)
building for $2.1 million and the sale of a retail
building for $3.8 million on behalf of Tomkins Family
Limited Partnership. The 2,678 SF mixed-use building
is located at 1884 Union St. in San Francisco. The
7,200 SF two-story retail building is located at 4144
18th St. in San Francisco.
Steven Ring, regional vice president,
and Sam Liss, a sales associate in Charles Dunn’s
San Francisco office, represented Tomkins Family
Limited Partnership in the purchase of the mixed-use
building. The seller, Nissim Lanyadoo, was represented
by Joe Lanyadoo of Union Street Realty.

find due to the fact that it is located on one of
the most popular streets for retail in San Francisco,
making it a sound investment for the buyer", said

firm, has sold a 32,562 SF medical office building
for $8.1 million. Built in 1984, the property is located
at 55 E. California Blvd. in Pasadena, Calif. Some
of the building’s key tenants include: UCLA,
Southern California Heart Specialists, Huntington Medical
Foundation and Cal-Oaks Pharmacy.
Bob Harrison and Dennis Slattery,
senior managing directors in Charles Dunn’s
downtown Los Angeles office, represented both the
seller, Cal Ray Medical Building Partnership and
the buyer, Young Properties.
"The buyer purchased this property as an investment
opportunity, since it is 100% leased and one block
from Huntington Hospital,” said Harrison.
In addition,
Charles Dunn Real Estate Services was awarded the property
management contract for the building. Eileen Conn,
senior portfolio manager, will serve as the account

The seller, David Metcalf, was represented by Stacey Vierheilig-Fraser, senior managing director with Charles Dunn’s Studio City office.

LOS ANGELES/LAKEWOOD, Calif. –July 18, 2005—Charles Dunn Company, a full-service commercial real estate firm, has sold a 9,280 SF retail building for approximately $3.3 million located at 4929-4943 Paramount Blvd. in Lakewood, Calif. The building’s major tenant is GameStop Inc., who leases 1500 sq. ft. The other 7,780 sq. ft. is vacant.

SAN DIEGO—June 30, 2005—Charles Dunn Company, a full-service commercial real estate and property management firm, has renewed its property management contract with Murrieta Town Center’s new owner – Jade Enterprises, a well-established real estate investment and development company.
Jade Enterprises recently purchased the 390,671 SF center for $37.1 million from the seller, Murrieta Town Center L.L. C. Located at 40461-40489 Murrieta Hot Springs Rd in San Diego, Calif., the center is 97% leased. Built in 1987 with a major renovation in 1990, the retail center offers major tenants such as Ralph’s, Sizzler, Toy’s R Us, Ross, Postal Annex, Taco Bell, Furniture Planet and Our Gang Furniture.
